Halls of residence

You have the right to cancel your contract with the University within fourteen days of accepting it provided that this is at least fourteen days prior to the move-in date (if within fourteen days, you may cancel at any point up until the move-in date). This must be done by emailing [email protected]

Please note, once you have moved into your room, your right to cancel does not apply. You will be liable for the halls fees for the entire period of the Licence Agreement.

In order to secure your room booking, you are required to make an advanced payment of £250. This will be applied to your account and will be used to reduce the amount of your three halls instalments once you have set up a payment plan. More information on how to make this payment will be provided when you are sent the invite to book your room.

You may apply for an exemption to the requirement to make an Advanced Payment if you are a care leaver, estranged from your parents, a Sanctuary scholar or if you have had a recent exceptional and unforeseeable change in circumstances. The most common way to pay halls fees is through instalments, provided you have set up a payment plan within our Payment Portal.

Please note, if you are from the USA and will be fully funding your studies with Federal Student Loans, this will not be required as your hall fees will be deducted from your loans.

How do I arrange to pay by instalment?

Once you have checked into your room you will receive an invoice for the total cost of your halls fee. If you would like to pay this by instalment, you will at this point be able to follow the guidance provided within the invoice to sign up to an accommodation payment plan in the University Payment Portal.  

Payment plans can be set up using either a UK or International issued bank card (but not a forex card). If you need any help, setting up a plan, contact the Accounts Receivable team on +44 (0)20 8417 3333.

Please note: there must be enough money in your account to meet the payment at the time it is collected. Otherwise, your bank may charge your account for each default. If you cancel your payment plan, you forfeit the choice to pay by instalment and your full outstanding fee will become payable immediately. If you do not set up a payment plan, you will be required to pay the years' accommodation fees in full in advance.

Deaf adapted rooms

Rooms for deaf and hard-of-hearing students are available in Clayhill, Middle Mill and Walkden halls of residence.

Facilities include:

• flashing lights that are triggered by the doorbell and fire alarm
• a vibrating pillow that will be triggered by the fire alarm

Visually-impaired adapted rooms

Rooms adapted for visually-impaired students can be found in Clayhill and Middle Mill halls of residence. These rooms are designed to let in as much natural light as possible and are located on the ground floor to ensure the student feels safe entering and leaving their flat.

Facilities include: 

• painted light switches and plug sockets to offer high-contrast against the white walls, making them easier to find.

Wheelchair-accessible rooms

Wheelchair-accessible rooms are available in Chancellors, Clayhill and Seething Wells halls of residence. All wheelchair-accessible rooms are on the ground floor and are slightly larger to allow for a wheelchair to move around with ease. The kitchens are also designed with a lower sink, oven and microwave than in other rooms.

Facilities include:

• an en suite wet-room, with handrails and a shower chair
• a pull cord in the bedroom in case the student needs additional assistance

Additional adaptations

The disability team will assess your needs and arrange any additional adaptations that may need to be made prior to your arrival. This could include a shower chair or hoist, for example.

Parking

Free parking is available to you across all our halls of residence (except Seething Wells and 71-75 Penrhyn Road).

Service or assistance animals

If you have a service or assistance animal that is registered with the appropriate organisation (e.g. Assistance Dogs UK), you can bring it with you if the Disability Team agrees that the assistance animal is necessary for your day-to-day living. Please contact the Disability Team to discuss this further.

The appropriate procedures will be followed to ensure you, the animal and other students/neighbours feel safe and comfortable with the arrangements.

Please note, the UK laws that protect service and assistance dogs do not currently extend to emotional support animals. Therefore, these animals are not permitted in University halls of residence.

Personal assistants and carers

If you have a condition that requires daily or 24-hour personal care, we can provide a room for your personal carer under the same terms and conditions as other residents (subject to availability).

Personal carers are subject to the terms and conditions of the halls licence agreement. The costs for personal carers and their rooms should be covered by the student's Local Authority. Any incurred damage costs and/or actions resulting from breaches of this licence agreement will apply directly to the personal carer.  

Personal carers are permitted to live on campus only as long as they are providing support to the student, while the student is living on campus. The University requests that personal assistants establish and maintain clear and appropriate professional boundaries with university staff and students.

We have a limited number of quieter flats at Seething Wells Hall of Residence. These are only for students who consider themselves to have a ‘quieter lifestyle’.  Please note however that we cannot guarantee a permanently quiet environment as communal living will always involve some level of noise, including from outside the flat and the building.

Our quieter flats are available for both undergraduate and postgraduate students. In addition to the expectations detailed in the "personal conduct" section of the Halls Student Guide for all residents, those living in or visiting a designated quieter flat are also required to keep noise at a level that does not interfere with the study, sleep, or comfort of other residents and, in particular, not to make or allow any loud noise between 22.00 hours and 08.00 hours; to have only one visitor at a time, and understand that there will be no social gatherings permitted without the prior permission.

We have a limited number of single-sex resident flats available, spread across three sites. At Clayhill the female single-sex resident flats are available for both undergraduate and postgraduate students. The single-sex resident flats at Chancellors and Seething Wells are only available to undergraduate students.

Please be aware that guests and staff of the opposite sex are permitted to visit single-sex resident flats. In addition, only visitors of the same sex are permitted to stay overnight; all other visitors must leave the accommodation by 11pm.

We have a limited number of ‘show-flats’ at Middle Mill, Seething Wells, Walkden and Chancellors halls of residence. Our show-flat rooms are only available to undergraduate students.

These rooms are designated to be available for up to 10 Open Days in the 2025/26 academic year. If you have booked a show-flat room, it is a condition of the booking that you allow accommodation tours into your room and flat for each of these open days. In return for this each resident of the flat will receive a rent credit of £30 per Open Day. You will be notified in advance of the specified dates that your room will need to be accessible, and it is expected that the room and flat will be clean, tidy, and presentable.

All study bedrooms have a networked internet connection. Please note that the connection is for educational purposes only and some ports and services are restricted. Kingston University will support the connection itself, not your own computer.

Each hall has its own launderette on site, including washing machines and tumble dryers, which operate on a pay per use basis through the Circuit Laundry app. The price of the washing machine and the tumble dryer can differ depending on the site you're living on, so double check with your Halls Team.

Please do not leave items unattended.

Kingston University has arranged some contents insurance for you with Howden, the No.1 student insurance provider. This cover does not protect laptops and phones or other items when you are outside your room.

It is important to find out exactly what you are covered for, as you may find that the contents cover is not sufficient and you need to extend it to protect all your possessions, both inside and outside your room. Any electrical items you bring with you must be new or portable appliance tested.

Tabletop/mini fridges are permitted in all rooms, with maximum dimensions of 515mm high, 500mm wide, and 500mm deep. A full-size fridge (or anything larger than the dimensions stated) is not permitted in your room.

You must not use your own kettle, toaster or any other cooking equipment in your bedroom. We will remove unauthorised items and return them at the end of term.

If you are an international student, please remember that you will need a suitable three-pin adapter for any electrical items you are bringing with you.

Items prohibited in halls, which will result in disciplinary action if found, include:

• animals and pets including goldfish
• barbeques

• candles or the use of any naked flame
• deep pan fryers
• E Scooters
• plug-in fairy/Christmas tree lights
• firearms, including replicas
• fireworks
• hookahs/shisha pipes and E-cigarettes (only to be used outside)

• Nitrous Oxide (a.k.a. laughing gas)
• non-battery operated LED lights

• Ash trays are not permitted within rooms

Smoking is not permitted within any rooms in our halls of residence.

*Drugs: Kingston University has a zero-tolerance approach to illegal drugs and drug-dealing on all University premises, including halls of residence. The University works closely with the police to combat illegal drug use to ensure that students can live and study in a safe environment.

We understand, however, that some students may be experiencing personal difficulty with substance misuse and addiction. Support and guidance is available from Health and Wellbeing and the Kingston Community Drugs and Alcohol team on 020 8336 8911. 

You will need a TV Licence to watch or record live TV programmes on any channel, or download or watch BBC programmes on iPlayer, on any device. If there are TVs in communal areas, it is the responsibility of the residents to collectively arrange cover for the communal area.

At all our halls of residence, Security officers patrol the site regularly, and work closely with the duty management staff to ensure students are safe at all times. Security staff are contactable 24/7 for students to report any incidents in halls, no matter how small.

Smoking is banned by law in all enclosed and substantially enclosed public buildings – smoking is therefore prohibited in all bedrooms, kitchens and communal areas.

Smoking is only permitted in outdoor, uncovered areas at least 10 metres away from the buildings. This is so that non-smokers do not have to walk through areas where people are smoking.

You will be responsible for cleaning your own bedroom. The cleaning of the communal areas such as the kitchen and corridor, are the collective responsibility of all residents in the flat.
