The lodgings service offers a flexible housing alternative to students with a smaller budget. This can provide additional income for local resident landlords, and ultimately helps to bridge the gap between the local community and the student community in Kingston.

What to bear in mind

There are things to bear in mind when letting a property to students. Please see whether your property is suitable for the lodgings scheme by looking at our criteria below:

  • It must be a resident landlord property.
  • You can advertise 1 to 3 rooms within the property, providing you live in it yourself.
  • A flexible tenancy is preferable, no longer than 6 months maximum.
  • No holding fee can be charged.
  • The damage deposit should be no more than 5 weeks' rent.
  • The weekly rent should be student-friendly and accurately reflect the room advertised, location, and facilities included (not exceeding £125 a week).
  • A valid gas safety certificate needs to be submitted alongside your property advert.
