At Seething Wells, you'll find 886 rooms with varied options, from budget-friendly to premium en suites. Each kitchen is shared by 2–14 students, providing a communal experience.
- En suite – the majority of rooms at Seething Wells have en suite facilities (excluding 6 rooms).
- Wi-Fi – Wi-Fi access is provided and the average broadband speed during peak hours (8pm–10pm) is 90–105 Mbps. Please note that the Wi-Fi provided is suitable for most study purposes but may not be suitable for gaming and other leisure activities.

Please note: Seething Wells does not have lift access or parking available for residents. There can be a variance in room size, even within a room category, due to configuration and block layouts.
Convenient access to campus
Seething Wells is conveniently located for easy access to lectures and campus facilities. Many students walk or use our intersite bus to get around. Approximate travel times:
- Penrhyn Road: 20-minute walk
- Knights Park: 30-minute walk
- Kingston Hill: 30 minutes by intersite bus
- Roehampton Vale: 40 minutes by intersite bus
Moving out of home for the first time was daunting, but the team at Seething Wells made it a seamless transition. They offered events and opportunities from the minute I arrived, so it was very easy to make University accommodation my new home.

At Seething Wells, you'll have all the essentials for student living and your rent includes all bills. Each room has a bed, desk, chair, wardrobe, blinds, bookshelves and a notice board.
The communal areas and kitchens are well equipped with fridges, freezers, electric ovens and induction hobs. Other amenities include on-site laundry, bike storage and an InPost Locker.

When moving into halls, you'll find your room is already well-equipped, so there's no need to overpack.
